Buying a property lot in Indian Acres Club of Thornburg (IACT) is buying real estate property in the State of Virginia and the County of Spotsylvania. Real estate property in IACT is subject to the same civil laws and tax laws as other real estate property in the State of Virginia and the County of Spotsylvania.
 

IACT is classified by the State of Virginia as a not-for-profit social club and a property-owners association. The social club aspect of IACT is for camping and recreation of the club members. The property-owners association aspect of IACT is for the administration and management of the common property and amenities of the club. Becoming a real estate property owner and club member in IACT is also agreeing to an annual club membership dues payment as well as adhering to club rules and regulations.
 

The annual dues are due November 1st of each year and payment plans are available. The 2022/2023 annual dues are $1,536.00 and is subject to change annually. Electric and use of the amenities are included in the annual dues. The water services to the lots are provided thru PO River Water and Sewer Company (540-582-2184) and is billed separately.     
There is a membership profile/application and approval process that must be completed for each person listed on the real estate property deed (limit 6 names per deed). There is a fee of $25.00 per person (membership profile/application). Please allow up to 7 days for membership approval. Prospective property owners are strongly encouraged to complete this membership profile/application and approval process before making the real estate purchase transaction.
